A Homebuyer Survey is a report and valuation produced in a standard format laid out by The Royal Institution of Chartered Surveyors (RICS). It focuses on essentials: defects and problems that are urgent or significant and thus have an effect on the value of the property, although it also includes much other valuable information. All of the main structural features/disrepair are reported upon, including structural movement, worn out principal materials, damp, etc.
It is suitable for those houses, flats or bungalows that are of conventional type and construction and are apparently in a reasonable condition. In general houses built before about 1880 are not suitable for a Homebuyer Survey and a Building Survey should be used instead. Included is both a market valuation and the rebuilding cost for insurance purposes. The services (electricity, central heating, drainage etc.) are visually inspected but not tested.

Fees obviously vary considerably depending on the type, size, age and construction of the property. They are, however, designed to be competitive. The figures quoted below are intended for guide purposes only but should be approximately right for the house types mentioned. Average three bedroomed semi-detached or detached house built between 30 and 60 years ago and of conventional construction: £300.00 inc. VAT.
Typical three bedroomed inter-war semi-detached or detached house: £315.00 inc. VAT.
Two storey three bedroomed Victorian mid-terraced house: £300.00 inc. VAT.
Typical three storey larger type Victorian terraced house: £340.00 inc. VAT.
