It is now compulsory (with a very few exceptions) to have prepared a Home Information Pack in order to put a residential property on the market. Certain documents are compulsory and have to be included in the pack: an index, an Energy Performance Certificate, a sale statement, the standard searches and evidence of title.

However there are also optional documents, the main one of which is a Home Condition Report.
Understandably, many people are reluctant to pay for such a report when it is not compulsory, but it can be a valuable selling aid especially in today's difficult market. Sellers who provide such a report will have an early opportunity to carry out repair work on the property or obtain quotes prior to marketing. Buyers can use it at the beginning of the home-buying process to minimise the possibility of being faced with unexpected repair bills and other surprises.
In order to carry out Home Condition Reports the surveyor must have qualified as a 'Home Inspector'. Michael Hadley is a qualified Home Inspector as well as being a Chartered Surveyor.
Home Condition Reports are similar in depth of survey to a Homebuyer Survey but do not include a valuation. Each element of the property is rated in a series of 'Condition Ratings':
Once completed, the report is uploaded into the National Database. However, we can provide a draft first.
